Property is an attractive asset class for investors. It has performed well historically, offers a tangible asset and the returns have the potential to be substantial. But as house prices continue to rise, the ability to invest directly in property moves further out of the reach of average Australians, especially young Australians.
Stepping on to the property ladder is becoming increasingly more difficult as buying a house seems less of a ‘great dream’ and more of a ‘distressing nightmare’. And investing in property has been closed to many people because of the need to raise substantial deposits, to take on a very large personal debt load and to service that debt with an uncertain employment outlook.
Avestix Equity Pty Ltd have an agreement in place to purchase 15 residences off the plan at Dakabin Crossing, located at 140 - 150 Alma Road, Dakabin, Queensland, within 60 days upon completion of a successful Equity Crowdfunding campaign. Dakabin Crossing provides many benefits to its tenants -- affordable luxury, lifestyle, convenience, very close to rail transport, restaurants and major shopping centres but one of the major attractions is that all the houses are built according to sustainable principles with an embedded solar energy network.
Stages 1-2(A-D) of Dakabin Crossing have been sold out to investors and homeowners. Residents and tenants will move in from July 2019. Stage 3A of Dakabin Crossing, consisting of 15 townhouses, will start construction on 15 July 2019, and will be held by Avestix Equity Pty Ltd upon successful completion of the Equity Crowdfunding offer.
Dakabin Crossing is a master-planned residential community located in the Moreton Bay region north of Brisbane, on the major train line to the Sunshine Coast and just 35 minutes by train from the Brisbane CBD. It is also just 30 minutes by road to the Brisbane domestic and international airport terminals. It is in one of the fastest growing urban centres in Queensland with Westfield, Ikea, Costco and Bunnings already having established a presence in this location.
The opportunity is to invest in a holding company (Avestix Equity Pty Ltd) that will own 15 townhouse residences at Stage 3A of Dakabin Crossing and will earn rental income by leasing the properties to tenants. Linzen Real Estate Pty Ltd, manager of the rental agreements, will provide all services in regard to property management, lease agreements and collection of rental payments. The net rental income will be paid to the Company.
The Company is supported by a highly skilled and experienced Management Team, along with trusted and experienced external advisors.
Properties will be sold within a 7 -10 year period, depending upon market conditions at that time. A share buyback opportunity will be presented to the shareholders at that time to allow an exit for those shareholders wishing to do so.
Avestix Equity Pty Ltd will be undertaking an equity crowdfunding campaign via OnMarket to raise capital to purchase 15 townhouses at Dakabin Crossing.
